Raymon B. Fogg, Sr. is an entrepreneur who views challenges as opportunities that he meets with creativity and vision.

His contribution to the industry, the community and his fellow man has been so significant, that he received the 2007 Lifetime Achievement Award from the Northern Ohio Chapter of the National Association of Office and Industrial Properties (NAIOP).

Mr. Fogg founded Ray Fogg Building Methods, Inc. in December 1959, and is its Founder and Chairman of the Board. He is also the Chief Executive Officer of more than thirty other companies and partnerships.
In 1959, Ray saw that Northeastern Ohio business needed new facilities that were designed specifically for each customer, and he set out to fill that need. He quickly earned a reputation as an innovator in design build construction. Later, when clients faced a shortage of suitable building sites, Ray expanded into the development of industrial parks. And, when clients ran into financial obstacles, he developed imaginative methods of financing. He currently reports that "We've completed over 3,500 building projects, and own and operate over 2,000,000 square feet of leased space, and developed five major industrial parks."

Ray holds a Bachelor of Science degree in civil engineering from Ohio University, and was one of four in his graduating class to receive the Senior Award for independent study. On October 17, 1997, Ray received the Ohio University Alumni Medal of Merit, awarded for his Achievement in Business and Service to Humanity. He is currently a Trustee of the Ohio University Foundation Board, a member of the Board of Visitors for Russ College of Engineering & Technology at Ohio University, a member of the Advisory Board for the Civil Engineering Department of the Russ College of Engineering & Technology at Ohio University and he serves on the Advisory Board for Construction Engineering Management at the same school.

Ray is a licensed professional engineer in the State of Ohio, and has designed many of the structures he has built. He is also an expert in land use, acquiring land and developing it for building.
Ray's lifelong educational and practical background in the construction industry began at age eleven on a heavy construction project with his father. His experience includes highway, railroad and heavy industrial construction, as well as masonry and steel building projects.

Ray served as an officer in the United States Air Force, spending most of his two-year tour of duty as a base engineer. After the Air Force, he was employed by Luria Engineering Co. as general superintendent of their industrial and military construction division.

Ray's concern for people led him to personal involvement in firsthand on-site disaster response in Central America and Africa. He is known internationally for this work, and has served on the boards of several international relief agencies. Ray has also served on the national boards of church-related homes and shelters for abused or emotionally disadvantaged children, and skilled care and retirement facilities for older adults. His awards and public recognition for his humanitarian work are too numerous to mention.

Raymon B. Fogg, Jr.

Ray Fogg, Jr. began his real estate career with Ray Fogg Building Methods, Inc. in 1992.  He served as Property Manager, Leasing Agent, Sales Agent and Vice President of the Real Estate Division.  In January, 2000 he purchased the real estate division of Ray Fogg Building Methods, Inc. forming Ray Fogg Corporate Properties, LLC.

As President and CEO, Ray has primary responsibility for Fogg's real estate business, overseeing all development, leasing, property maintenance, property management, brokerage, financing and asset management matters. In addition he is the CEO of many real estate limited liability companies.

The Fogg portfolio includes approximately two million (2,000,000) square feet of commercial and industrial real estate held by over 30 Fogg-affiliated companies.

Ray is a past Chairman of the NAIOP Business Parks Forum, a group of prominent real estate developers from throughout the country, which meets twice per year to discuss the industry.

Ray holds a real estate license in the State of Ohio and is a member of NAIOP (National Association of Industrial and Office Properties).

In addition to his real estate business, Ray has a career as a professional entertainer, songwriter, and comedian.  He performs over 60 music-comedy shows per year in notorious party resorts like Put-in-Bay, New Orleans and Key West as well as throughout the Great Lakes.  He has five CDs to his credit.

Michael J. Merle
President and CEO, Ray Fogg Building Methods, Inc.

Under Merle's leadership, Ray Fogg Building Methods has expanded its reach to embrace new markets; to implement advanced design, construction and management technologies; to constantly improve project management and performance; and to implement one of the finest safety programs in the industry.

Merle joined the company in December 1981 as a salesman, was appointed Executive Vice President in 1992, and assumed his current position in 2006. Merle is a native of Akron, Ohio. He attended Archbishop Hoban High School and later, Princeton University, majoring in religion and graduating summa cum laude in 1972.

He is currently a member of the Business Advisory Council of the Federal Reserve Bank of Cleveland, the Board of the Northeast Ohio Green Building Council, the NAIOP National Build-to-Suit Development Forum, and chairman of the Princeton Alumni Schools Committee for the Akron region. He is past president of the Southern Regional Board of Education for the Catholic Diocese of Cleveland and remains very active in the leadership of his local parish and school.

Under Merle's leadership, Ray Fogg Building Methods has expanded its reach to embrace new markets; to implement advanced design, construction and management technologies; to constantly improve project management and performance; and to implement one of the finest safety programs in the industry - all as part of a strategy of improving profitability through building outstanding value that consistently exceeds the expectations of its customers.

  Richard D. Neiden, P.E.
Vice President, Ray Fogg Building Methods, Inc.


Richard D. Neiden, PE, is Vice President of Ray Fogg Building Methods with special responsibility for design and project management.

Rick joined the Company in 1979 as a project superintendent. In 1985, he was promoted to a sales and management position, and in 1992 was named Vice President.

Rick is a native of Cleveland. He attended Normandy High School and Cleveland State University, graduating in 1979 with a Bachelor of Science degree in civil engineering. He obtained his Professional Engineering Certificate and was admitted to professional practice in the State of Ohio in 1985. He is a fully certified paramedic and an officer on the Broadview Heights Fire Department where he is lieutenant in charge of the entire Emergency Medical Service.

Through Rick's efforts, we have dramatically improved the quality and performance of our construction operations. He has established new standards for design, investigation, inspection, estimating, scheduling, and purchasing. In addition, he has been instrumental in the training and development of our engineering and project management staff.

Michael J. Novachek, P.E.
Senior Project Manager

Mike Novachek joined Ray Fogg Building Methods in 2006 after spending several years as a project manager with a national transportation company where he was involved in property development (acquisition/disposition/construction) and operations analysis. 

Prior experience includes design/construction duties with both civil and geotechnical consultants. Mike is a native of Akron, Ohio and holds both a Bachelor of Science degree in Civil Engineering and MBA from the University of Akron.  He is a registered professional engineer in Ohio. As Senior Project Manager, Mike focuses on business development and directing the design and construction of industrial/commercial projects on a daily basis.  Mike's project expertise includes industrial freezer and cooler projects.  Mike has also successfully directed out of state, fast tracked, build to suit projects, winning a NAIOP Traveling Gun award in 2008.

Michael R. Cloud
Project Manager

Mike Cloud joined Ray Fogg Building Methods in 2012. Mike specializes in developing and managing Senior Living and Multi-Family facilities.  

Mike holds a Bachelor's degee in Construction Engineering from the University of Toledo, graduating Magna Cum Laude in 2005.  He is currently pursuing a Master's degree in Structural Engineering at Cleveland State University.  Prior to joining Fogg, Mike managed the construction of over a dozen senior living and multi-family projects in 5 states.

Mark Ray
Vice President of Ray Fogg Corporate Properties

Mark Ray has been a member of the Fogg team since 1998. He currently serves as Vice President, with the primary responsibility of overseeing all marketing and leasing activity for the Fogg portfolio of properties.

His duties include the coordination of all marketing and leasing efforts and the negotiation of all new leases and lease renewals.

Mark graduated from Bowling Green State University in 1996 with a Bachelor's Degree in Business Administration. He is a licensed Real Estate Broker in the State of Ohio and a member of the National Association of Industrial and Office Properties (NAIOP). Mark is also a member of the NAIOP Marketing and Leasing National Forum.

Tom Blaz
Leasing Associate

Tom Blaz has been a member of the Fogg team since 2007.   Tom’s primary responsibility is to handle the day-to-day leasing activities for the Fogg portfolio of properties. 
 
Tom has a bachelor’s degree in Construction Management from Bowling Green State University, where he continues to serve on the advisory board for the Construction Management Advancement Program.   He was previously employed as a Project Manager with our design/build firm, giving him a solid understanding of all aspects of the construction process.
 
 
Tom is a member of NAIOP and is also a member of the Elyria Township Advisory Council.

Kimberlie L. Keefe
Property Manager

Kim Keefe joined the Fogg team in 1993.  As property manager, Kim is responsible for the property management of over 40 industrial, flex and office buildings totaling in excess of two million square feet.

Currently her responsibilities include preparation and implementation of budgets, maintaining tenant relationships, supervising property maintenance personnel and negotiating and approving maintenance contracts.

She also has extensive experience in creating and executing tenant relations programs, assisting tenants with accounting and maintenance concerns, implementing and monitoring preventative maintenance programs, as well as monitoring and approving property payables.

Kim holds an Ohio real estate license and is currently a candidate for a Certified Property Manager designation (CPM) through the Institute of Real Estate Management (IREM).

Kim attended the University of Akron where she earned a Bachelors degree in Business and Organizational Communications.

Amy Johns
Property Manager

Amy Johns joined Ray Fogg Corporate Properties, LLC in 2005.  She is responsible for the daily operation of properties including tenant relations, move-ins, move-outs, approval of payables and receivables, maintenance and all other day-to-day management issues.

She came to the Fogg team with eight (8) years experience in commercial real estate.  Prior to joining Fogg, Amy managed a 100,000 square foot Class “A” office building in downtown Cleveland.

Amy holds a real estate sales license in the State of Ohio.  She has attended numerous real estate courses at Hondros College and plans on continuing her education in the property management field by attending courses to become a Certified Property Manager.

Mike Chervenak
Facilities

Mike Chervenak joined the Fogg team in 2004. His responsibilities include the day-to-day building maintenance as well as other facility issues. He is also responsible for the hiring and supervision of any subcontractors hired by Ray Fogg Corporate Properties.

Mike is an electrician and has completed a five-year apprentice program certified by the State of Ohio. He also holds a Fire Alarm License with the State of Ohio.

He has attended the University of Toledo and Cleveland State University, and plans on continuing his education to obtain a fire sprinkler inspection license and HVAC certification.

Ray Beaune
Facilities

Ray Beaune has been with Ray Fogg Corporate Properties since 2000.

His responsibilities include general maintenance on electrical, plumbing, roofing, as well as day-to-day building maintenance and other facility issues. Ray is also responsible for the hiring and supervision of any subcontractors hired by Ray Fogg Corporate Properties.

Ray has been in the maintenance and supervisory trade for over 35-years.

Ray is a 1972 graduate of North Olmsted High School, has attended OSHA school and has taken various seminars for technical updates.

Tyler D. Garrett
Project Designer / CAD Manager


Tyler Garrett joined Ray Fogg Building Methods in 2003, after spending several years as a project designer for a design-build firm and draftsman for an architectural engineering firm.

He holds a Bachelor of Science degree in architectural engineering technology from the University of Cincinnati. As a Project Designer, Tyler is responsible for creating the architectural designs of potential projects and transitioning those projects into contract documents for construction. He manages the day to day operations of the computer aid design software and hardware along with any other design related technologies. His experience in the architectural field produces eye pleasing designs, while creating a facility that meets our clients needs.

Deborah M. Staats
Senior Draftsperson

Deborah Staats joined Ray Fogg Building Methods in 1985.  Her prior experiences contain two years college at Kent State University in their Architectural Drafting Associate Degree program while performing a year of internship as a draftsperson for an architectural firm in Massillon, Ohio. 

The following year she was the lead draftsperson in their design and development department for PPG Industries - Curtain Wall Division, in Akron, Ohio. 

As Senior Draftsperson, Deborah is responsible for complete development of the architectural design; from the conceptual phase, to permit drawings, and finally to the transition into contract documents for the construction of the project.   She brings with her over 25 years experience in the Architectural Drafting field and service to this company in its Engineering Department. 

Deborah is also actively involved with a local Army Reserve Unit in North Canton.  She is a volunteer in their Family Readiness Group program and currently holds the position of Leader and Treasurer.  The program allows her to be involved with military families, as well as their soldier.  She is responsible for their well-being and support during that soldier’s tour of duty within the unit.  She has over 5 years combined experience at her unit as their Leader and Treasurer.  She became involved in FRG in 2003 shortly after her son enlisted in the Army and was assigned at this unit.  She considers it is an honor and a privilege to give back to our community as well as our Armed Service Members and their families.

Carl S. Price
Project Manager


Carl Price joined Ray Fogg Building Methods in 1978 after graduating from The Ohio State University with a Bachelor of Science in Business Administration and Economics. 

He has furthered his education at Cleveland State University with a focus in Engineering. As Project Manager, Carl specializes in Brownfield Remediation as well as large industrial projects.  Carl is a seasoned veteran and has proved himself and his expertise to complete scores of complex industrial projects ranging from 15,000 and 275,000 sq. feet.  He has successfully completed these endeavors under adverse conditions and strict budgets, thus proving to be a valued asset to the building/design industry.

Bill Raplenovich
Project Manager


Bill graduated from the Michigan Technological University in 1970 with a Bachelor of Science degree in Civil Engineering.

He started his career working as a field superintendent for a national general contractor.  Later he joined a Cleveland-based mechanical contractor where he gained valuable experience on a variety of industrial and medical projects in Cleveland as well as out of state.

Bill joined Ray Fogg Building Methods in 1985 as a project manager.  With his engineering background and extensive experience in mechanical and electrical building systems, Bill has become one of our most valuable jobsite managers for heavy industrial projects, including steel forge and pickling plants, and freezer storage facilities. These projects have subsequently given Bill in-depth knowledge about building large equipment foundations inside facilities.  His overall breadth of knowledge from project conception to completion is his greatest asset for any owner’s project.

Reid Phifer
Project Manager


Reid Phifer joined Ray Fogg Building Methods in 2006, after working for several years as a field construction manager for an architectural and engineering firm.

As a Project Manager, Reid supervises the daily construction process picking up after the conceptual design is complete and carrying the project through final construction.  Though still relatively young, he has a very broad project portfolio. Project experience includes religious and educational facilities, steel forging plants, retail showroom space, heavy commercial and industrial renovation, and food processing facilities.

Reid is a native of Benton, Arkansas and holds a Bachelor of Science degree in Construction Management from the University of Arkansas – Little Rock. He has continued his education earning certifications in project management, safety, and concrete construction.

Reid is heavily involved in the community of Cleveland. He regularly donates his time to community service work through his church. He and his wife direct a meals ministry feeding the less fortunate in the downtown area.

Frank S. Kubicki, C.P.A.
Chief Financial Officer


Frank joined the Fogg team in November of 1995 as Controller. 

In 2005, he was promoted to Chief Financial Officer. He is also the firm’s Safety Officer as well as the head of Human Resources. Frank oversees all accounting and management reporting for Fogg’s real estate portfolio and design/build business. He also secures all financing for the business, including maintaining relationships with over 30 lenders.

Prior to joining Fogg, Frank was a senior associate of a public accounting firm specializing in accounting and tax services for real estate and construction industry clients. He subsequently became the Vice President and Controller of a commercial property developer concentrating in the development and management of shopping centers and office buildings. Also, Frank was the Controller of large single family homebuilder and residential land developer. He has vast experience in various sectors of the real estate industry.

Frank is a Certified Public Accountant and is a member of the American Institute of Certified Public Accountants, the Ohio Society of Certified Public Accountants, and the Construction Financial Management Association.

Frank holds a Bachelor Degree in Accounting and a Master of Business Administration from Cleveland State University.

Frank Fogg
Controller


Frank E. Fogg, CPA, has been a member of the "Fogg Team" since 1987. He has worked as a financial analyst, accountant and manager of information services. In 2005, he assumed the position of Controller. He currently manages the day to day activities of the accounting department and continues to provide oversight of data processing systems company-wide.

Prior to joining Fogg, Frank operated a computer consulting and cable manufacturing company and continues to provide consulting services in addition to operating his own CPA firm specializing in Income Tax preparation services. Frank is also a veteran with service in both the United States Navy and United States Navy Reserve.

Frank is a Certified Public Accountant registered in Ohio and is a member of the Ohio Society of Certified Public Accountants. He is also a life member of the American Radio Relay League.

Frank is a graduate cum laude of Baldwin Wallace College, Berea, Ohio with a Bachelor degree in Accounting and also holds an Associate of Applied Business in Data Processing from Cuyahoga Community College.

Nely Solorio-Martinez
Accounting


Nely Solorio-Martinez joined Ray Fogg Building Methods in 2007.

Nely holds a Bachelor’s degree in Accounting and Human Resource Management, graduating summa cum laude from Baldwin Wallace College. She is currently working on an MBA degree in Accounting. She is pursuing her education with the aspiration of becoming a Certified Public Accountant for the state of Ohio.

Nely is responsible for overseeing all accounts payable activities of the company. She also assists the Chief Financial Officer in special accounting projects as needed and year-end accounting tasks. Nely enjoys working on challenging accounting-related assignments as she believes this is part of her on-the-job learning experience. 

As a native of Guadalajara, Mexico, Nely is fluent in speaking and writing in both Spanish and English.

Debbie Miller
Bookkeeper


Debbie Miller joined Ray Fogg Corporate Properties in 2007 as the accounting assistant to the controler.

Debbie's main responsibilities include accounts payable, accounts receivable and cash management for the various properties.  She also assists the controller and the CFO with various accounting activities.

Her prior experiences include the Dalad Group where she was an accounting assistant and TRW Automotive Aftermarket Division where she received the TRW Quality Customer Service Award and Chairman’s Award for Innovation.

Debbie graduated Magna Cum Laude with an Associate Degree in Business Management from Cuyahoga Community College and is currently pursuing a degree in accounting.

Michele Papay
Administrator

Michele Papay joined Ray Fogg Building Methods as an Administrative Assistant in June, 2011.

Michele graduated in June of 2005 with an Associate’s Degree in Applied Business Administrative Office Assistant.  She brought with her eight years of prior Administrative Office experience. 

Her responsibilities include the management of the daily office operations and administrative support for the corporate Presidents, Vice Presidents, Salesmen and field Project Managers. These supporting functions consist of typing all company contracts, leases, amendments and correspondences as well as part time front desk receptionist duties.
