This project represents the remarkable transformation of a former dump, a site rejected countless times as too difficult to deal with, into a beautiful office development, and a wonderful solution for Smith and Condeni, a growing downtown law firm that was finding itself increasingly inaccessible to its clients.


This site, just a few hundred feet from the I-480 / Granger Road exit, is ideally located, but it took considerable engineering creativity to support the building over the large volume of unconsolidated trash and rubble below the ground, while protecting it from pockets of saturated unstable soils on the slope behind.

The result is an aesthetically stunning building set against a wild and wooded backdrop, designed to meet the specific needs of its anchor law firm tenant, with sweeping panoramic views of the valley through the glass curtain walls of its spacious, vaulted second floor lobby, while providing flexible first floor tenant spaces and common areas to attract a wide variety of office users and produce an attractive ROI.
