Fogg to Commence Construction of Bluestone Business Center II

After leasing 100% of the space less than a year after completing the 102,000 sq. ft. Bluestone Business Center I, Ray Fogg Corporate Properties, LLC has announced that it will commence construction of Bluestone Business Center II as soon as the weather breaks.

Boasting a total square footage of 127,020, this second building will be larger than the first. But, it will have similar architecture and the same physical features, with clear heights of 32 feet, ESFR sprinklers, abundant truck access and office floor plans to suit. The building will be ready for occupancy late this summer.

When Fogg undertook the first building, it was big news being the first speculative industrial building in this market for some time. Many questioned Fogg’s ability to lease it up quickly. But, Fogg proved the location and product type to be a winner.

Ray Fogg, Jr., President of Ray Fogg Corporate Properties, said “we believed in the location of this business park enough to acquire the land and develop sites during the depths of the recession. Our firm is as confident in leasing this second phase as we were with the first, because there is very little inventory of modern high bay industrial space in northeast Ohio. We know the market is craving this product type.”

Bluestone Business Park is a certified Job Ready Site location. The park is extremely well located directly at the East 260th Street exit of I-90/Rt. 2, within minutes of I-271, the Ohio Turnpike (I-80) and downtown Cleveland. Perhaps one of the most unique benefits of the industrial park is that it can be served by two (2) railroads (CSX and Norfolk Southern). The park has approximately 65 additional acres to accommodate future projects.

In addition to its location, the site boasts 100% real estate tax abatement for 15 years and a pro-economic development city eager to work with business.
